My Life Realty looks after all aspects of rental property management for our valued clients. This includes but is not limited to:

  • Advertising the property when a tenant gives notice (or upon taking on a new contract)
  • Finding and screening tenants
  • Completion of all paperwork including lease agreements and move-in/move-out inspection reports.
  • Collection of the security deposit (held in a separate trust account)
  • Return of deposit at the end of the lease (after deductions are made) 
  • Collection of monthly rents.  We deal with any NSF cheques, non-payments, late payments and other issues that may arise. Rent money is then deposited into a pooled trust account. 
  • Issuance of payments to the property owner and access to a detailed monthly report.
  • Knowledge of and compliance with the Residential Tenancies Act.


We pride ourselves on having very low vacancy rates within the properties that we manage in Lethbridge and area. This is in part to the open communication we have with our tenants. They give us adequate notice to vacate (often telling us well before they are required) allowing us to market the property immediately. We are courteous and considerate when setting up showings to prospective tenants and often have the property rented out for immediate transfer to new tenants upon the previous tenants moving out.
We use cutting edge marketing techniques to secure tenants which center on a strong social media and internet presence. We also utilize our strong network of real estate agents and industry professionals to assist us in securing tenants. In addition to this, we will use more traditional methods to advertise when needed.

Management fees are charged as a percentage of gross monthly rents are only charged when the property is occupied and are deducted directly from the rents collected. The property management team at My Life Realty is on call 24/7 to make sure maintenance issues are dealt with promptly and efficiently. We are the primary contact for tenants and immediately handle maintenance issues up to $500. Items over $500 are attended to after receiving owner approval, unless deemed to be an emergency.

My Life Realty does not charge any additional charges for arranging maintenance or repairs done by outside contractors. Owners are billed for the exact amount of the repairs and/or expenses.  


Our experience and knowledge of the Lethbridge rental market has been acquired through successful management of 70+ properties for independent landlords like yourself.  We charge the similar rates as the “big guys” but you won’t get lost in the crowd with us…. there is no job to big or too small and we pride ourselves on the personal touch we put into our services!

With that said, even as the “little guy” our processes are incredibly streamlined and we use the latest technology and apps to maximize efficiency. All property owners get access to an online account where you can view signed agreements and access detailed monthly reports that allow you to analyze cash flows and maintenance costs. Payouts to owners are done through EFT money transfer and are completed by the 15th of each month. We utilize digital move-in inspection reports with tenants (compete with photos) and they also have online accounts where they can view their account and submit maintenance requests.
